Flat fee brokerage for homebuyers
How it Works
Allode is the flat fee brokerage for homebuyers. We represent you through the purchase, and you keep the commission offered by the seller minus $5,000.
- 1
Sign with Allode
Sign an agreement so Allode can represent you. We’ll walk you through the entire process.
- 2
Find a home
Look on any site, such as Redfin, Zillow, or Allode. Browse listings, view photos and details, and save the homes you like.
- 3
Review, tour, and offer
Request disclosures, tour the home, and make an offer. Allode handles the paperwork, showings, and negotiation. A licensed agent reviews the offer before it goes to the listing agent.
- 4
Close and keep the rest
After closing, Allode keeps $5,000 from the commission offered by the seller. You receive the rest as a check.
Savings Calculator
Sellers often offer about 2.5% of the sale price. This estimate uses 2.5%. You receive that amount minus Allode’s $5,000 fee, after closing.

What makes Allode different?
We won't actively send you listings that meet your criteria. It is up to the buyer to find the home they like, and we'll take it from there.
We automate most of the tedious work that agents usually do by hand: writing offers, reviewing disclosures, and scheduling showings. There will always be a licensed agent that will review your offer and ensure you know what to look out for.
Whereas most agents spend thousands on marketing, we operate primarily on word of mouth. This helps us pass on the savings to our buyers.
Frequently asked questions
The $5,000 flat fee covers full buyer representation: disclosures, tours, offers, negotiations, manage inspections and contingencies, and guide you to closing. You keep any commission offered by the seller minus our flat fee. There are no hidden fees or surprises.
The flat fee is taken out of the commission offered by the seller. Then we send you the rest of the commission as a check 5-7 days after closing.
We currently serve homebuyers in the state of Washington and California.
Allode currently focuses on representing buyers only.
By default, the rebate will be delivered as a check 5-7 days after closing. The reason we don’t apply it as credit is because it reduces your options for negotiations, and potentially messes with the lender’s underwriting calculations. If needed, we can apply it as credit or closing costs only after negotiations are done.
No, the rebate is not taxable, per an IRS ruling here. You may spend it as freely as you wish.
